More than any other county in Connecticut, Litchfield is known for its abundance of historic homes, rural properties, private well and septic systems, and older barns and outbuildings. Many homes are decades—or even centuries—old, making knowledge of traditional construction methods, structural aging, moisture management, and long-term maintenance especially valuable during the inspection process.

During a home inspection, I pay close attention to issues commonly found in Litchfield County homes, including foundation settlement, moisture intrusion, structural concerns associated with aging construction, outdated electrical systems, aging plumbing materials, and suspected asbestos-containing materials in older homes. Many properties rely on private wells and septic systems, making evaluation of these components particularly important. It is also common to find homes that have undergone multiple renovations and additions over the years, requiring careful assessment of how newer improvements integrate with the original structure.

Understanding a home’s history, construction methods, and maintenance needs is essential to evaluating its true condition. My goal is to identify significant defects, safety concerns, and maintenance issues so buyers can move forward with confidence, knowing that critical concerns have not been overlooked.
