Home Inspection Questions

The typical cost range for a home inspection is $400-$750. This varies with the size of the home, its age, and additional buildings or inspection services. Condominiums typically range from $300 to $500.

Testing for hazardous material(such as radon, mold or asbestos) or specialized systems like septic systems, wells or pools are typically not included. Some of these services can be added on for an additional fee.

The biggest red flags in a home inspection are structural foundation issues, major water damage or intrusion and faulty electrical systems. These pose high safety risks and significant repair costs. Other critical warnings include old, unsafe plumbing (like lead or galvanized pipes), pest infestations, and evidence of roof failures.

Absolutely. Connecticut requires all home inspectors to be accredited and licensed. This means for home inspections and for each specific ancillary service offered.

Roof leaks, foundation movement, outdated wiring, plumbing problem and issues with heating or safety systems are among the most frequent findings. However, you can update or remedy these issues in most cases.

A deal breaker in a home inspection is a serious issue that may cause a buyer to reconsider moving forward with the purchase. Common examples include major structural problems, safety concerns, water intrusion, mold, outdated electrical systems, or significant foundation issues. Ultimately, each buyer must decide whether they are comfortable addressing the concerns identified in the inspection or if it makes more sense to continue searching for a home that better fits their needs, expectations, and budget.
